How long will the loan process take?

The Truth in Lending Act (TILA) does not permit a lender to close a loan until at least seven (7) business days have passed from the date your application was received. A typical home loan takes 30 days, as a number of third-party services such as appraisals, title work, and credit are required in conjunction with the mortgage process. Once you familiarize your Loan Officer with the details of your specific loan scenario, they will be able to provide you with a more specific timeline.

Will I qualify for a home loan?

The only way to find out is to speak with a qualified mortgage professional. Our Loan Officers have helped numerous clients who didn’t know if they could qualify to become home owners. We take the time to understand your financial situation and long-term financial goals, and then match you with the loan program that best fits your needs. Your approval for a loan may also largely depend on the price of the home you are financing. Getting pre-qualified prior to beginning your home search can give you an idea of what you may be able to afford.

Why do people refinance their mortgages?

Homeowners typically refinance to save money, either by obtaining a lower interest rate or by reducing the term of their loan. Refinancing is also a way to convert an adjustable loan to a fixed loan or to consolidate debts.

How much money will I have to pay upfront to buy a home?

This question does not have a simple, one-size-fits-all answer. The exact amount will depend on the price of the home you buy as well the type of mortgage financing you choose. Depending on your loan program, your down payment could be as much as 20% of the home’s price or as little as 3%, while some loans require no down payment at all.

Can I get a mortgage after bankruptcy?

You may still qualify for a home loan even if you have experienced a bankruptcy. The best way to find out if you qualify is to talk with a Loan Officer to discuss your options. Be sure to bring all paperwork regarding your bankruptcy so your Loan Officer can find the program that best fits your situation.

Should I lock my interest rate now, or wait until we are closer to our closing?

Interest rates fluctuate all day, every day. If an interest rate is good, it may be in your best interest to lock now. If you wait, you run the risk of an increase in rates later. If you are concerned that rates may go down after you lock, contact your Loan Officer to discuss your options. Some programs allow you to lock for an extended period and choose to lower your rate should a better one become available.

The Team Leader Who Became the Mayor of His Street and Still Coaches High School Basketball After Nineteen Years

Alex Mysinek sat down with Jon Ledeboer, team leader at Keller Williams in Minnesota, for a conversation about what coaching high school athletes for nearly two decades has taught him about growing real estate agents, why relationships built before any business reason exists are the most durable foundation for a career, and why the answer to almost every agent's business problem is simpler than they want it to be.

Jon's last name is Dutch and it translates to the lazy farmer. His Instagram handle is @thelazyfarmer7 and he acknowledges it makes a great conversation starter. He has been coaching basketball at Heritage Christian Academy in Maple Grove for nineteen years and baseball for seventeen. He was made the unofficial mayor of Grimes Avenue by the neighbors who could not go an hour without him knowing everyone on the block. His role at Keller Williams sits at the intersection of recruiting, coaching, and relationship building and he is direct that recruiting in the traditional sense is not really what he does.

Why Recruiting Has a Negative Connotation and Why Jon Does It Anyway

Jon acknowledges the word recruiting carries baggage in the real estate industry. His reframe is straightforward. When you genuinely believe in what you have to offer and you know it can change someone's business and life for the better why would you not make the call? The goal is never recruiting for recruiting's sake. That is not a lasting business model and it does not align with how Jon operates. The goal is building a relationship real enough that the business conversation is a natural next step rather than a cold pitch.

Alex echoes this from the lending side. He is fielding calls from lenders trying to recruit him constantly around this time of year. The calls that land are the ones from people who genuinely believe in what they are offering and can articulate why it would make Alex's professional life better.

What Nineteen Years of Coaching Athletes Taught Jon About Growing Real Estate Agents

Jon's most transferable insight from coaching is about attention. Not strength. Not natural talent. Attention. The athletes who paid closest attention to details consistently outperformed those who relied on natural gifts. He was never the most talented athlete but achieved relative success because he paid close attention to the details of what he was doing. The same principle applies directly to real estate.

An agent who is consistent in their lead generation, pays attention to details with clients, and shows up every day with intention will outperform a more naturally talented agent who relies on that talent rather than a system. Consistency built through showing up is how people get better. In high school sports kids show up to practice because they love being with their friends and the skill development happens naturally through that consistency. In real estate the same principle applies but the consistency has to be more deliberate because the stakes are personal and the pressure is financial.

Coachability Is Just Open-Mindedness

Alex raises the ego question directly. Is it harder to coach an experienced real estate agent than a high school athlete? Jon's answer is honest. Yes. High school athletes show up to practice because they enjoy being there. Real estate can feel like life or death. Missing a closing means missing a mortgage payment. That pressure makes people resistant to changing things that might be working well enough even when a different approach could unlock the next level.

Coachability is just open-mindedness. Our brains are built for efficiency and efficiency means doing what we have already learned rather than changing the approach. Being coachable means being intentional about trying something differently even when the current approach feels comfortable. At Keller Williams they talk about moving from entrepreneurial to purposeful. Most agents get into the business for freedom, flexibility, and unlimited income potential. Until they get purposeful about how they pursue those things they keep hitting the same ceiling.

Jon observes that when the breakthrough happens for an experienced agent who was already good and is trying to become great the result is genuinely powerful because they often accomplish things they did not believe were possible.

On ego Jon's perspective aligns with Alex's. Ego is not inherently a problem. The issue is when ego prevents someone from receiving information that could help them. Used appropriately ego drives competitive performance. Used poorly it closes off the feedback that produces growth.

The Database Is the Business

Jon's primary focus with every new agent is the database. Most agents are dramatically underutilizing the relationships they already have. They assume the people they know are not enough or that they need to build something more sophisticated before they can have real success. Jon's minimum viable database for a functioning real estate business is two hundred people that the agent is consistently having real conversations with.

The math is simple once that threshold is established. If the business results are not meeting the goals the agent either needs to have better conversations with the two hundred people already in the database or add more people to it. The way to add more people is not chasing the shiny object. It is not perfecting the brand or optimizing social media or building an AI assistant. It is getting into spaces where natural conversations happen. Open houses. Circle prospecting. Community involvement. Networking groups.

Jon's relationships that have driven his own business came primarily from coaching. Parents and former players who trusted him through a decade or more of showing up at games and practices trust him in real estate without a pitch. He walks in and the business conversation is easy because the relationship foundation already exists.

Being the Connector and Why It Matters More Than Being the Expert

One of the most important skills Jon teaches agents is being the connector. Not just the person who facilitates real estate transactions but the person clients call when they need a trusted plumber, a reliable HVAC technician, or an inspector who gives straight answers.

The key insight he shares is that being systematic about relationships does not make them less genuine. It makes them more intentional. He can only remember so much. With a couple of kids and one on the way he is going to remember even less. Without a system to capture what matters about each relationship and prompt the right follow-up he would miss the very things that make relationships real. Writing down the dog's name. Remembering that someone's kid just started high school. Knowing which contractor saved a past client thousands of dollars on an unnecessary furnace replacement.

When people trust Jon because of the people he trusts, the ripple effect extends far beyond real estate transactions. He is not just a real estate professional to the people in his network. He is the person they call when something needs to get done and they want it done right.

Alex makes a similar point from the lending side. When a referral partner sends a lead his goal is to think about how to send two referrals back. The referral network built around a single lead can multiply into three or four connections that benefit everyone involved including the client who gets connected to the right CPA or financial advisor at the right moment.

On AI: Enhancement Not Replacement

Jon's approach to AI is grounded in a principle he heard at a training that has stuck with him. Do not use AI to do things you want to stay sharp at. For Jon that means AI will never have a conversation with someone in his database. The human-to-human connection is the core of how he builds relationships and that cannot be automated without undermining the entire foundation.

What AI does do well in his practice is efficiency around data, notes, and prompts. Keller Williams has a director of marketing and AI at his market center who runs monthly trainings focused on how agents can use AI to get better touch points out to their database and how to make client conversations clearer without replacing the human expertise behind them. One practical example she developed is taking an agent's CMA, which should always be created by a human, and using a prompt library to make the conversation about that CMA flow better with the client sitting across the table.

Alex uses it similarly. He brain dumps after calls or feeds in recordings and uses AI to generate notes for his assistant and recaps for borrowers. The AI has been trained to sound like him so the output does not feel generic. The key in both cases is using AI to enhance and recap conversations rather than to have them.

If You Had to Start Over Tomorrow

Alex's final question to every guest is what he would do if stripped of everything and starting from square one. Jon's answer is both practical and revealing.

He would start in his neighborhood. Walk the block. Know the neighbors. Build the kind of connection that earned him the unofficial title of mayor of his street. He would coach as many teams as possible because coaching forces consistent time with people and builds trust quickly without any business agenda behind it. And he would take his dog to the dog park every day because people are stuck there with their own dogs and natural conversations happen with everyone who shows up.

None of those strategies involve a CRM launch, a social media campaign, or a brand refresh. They are all about being present in spaces where real relationships form and being the kind of person that people want to call when something matters.
